  Property taxes are due on July 31, 2026.

   The 2026 Property Assessment Notices were mailed on February 20, 2026. The deadline to appeal your assessment was April 30, 2026. 

IMPORTANT NOTE: You cannot appeal your property taxes. You may only appeal your assessment.

How do property taxes work?

Property taxes are not a 'fee for service,' but a way of distributing the cost for local government services and programs fairly throughout a municipality. 

Property tax is calculated and billed annually using a property's assessed value, as found on your Property Assessment Notice, and the Council-set property tax rate for your class of property. Check the Property Tax Calculator to estimate your property taxes.

The municipal property tax system has two parts:

Assessing the value of all properties within the municipality.

Setting the annual municipal tax rate.

Set annually by Council as part of the annual budget process. The Town of Rocky Mountain House reviews how much money it needs to provide high quality services to residents and Council considers where the money comes from. Property taxes collected from residential and non-residential properties is one of the main revenue sources available for Canadian municipalities to pay for municipal services. The total tax revenue amount needed is divided by the total assessment to arrive at the municipal tax rate.


Property Tax Breakdown

Your property tax bill is actually three different taxes collected by the Town of Rocky Mountain House in one bill:

  • Municipal Property Tax: Rate set by Town Council annually. Funds collected go directly to support municipal services like recreation facilities, policing and fire protection, maintaining the Town's infrastructure, and many other services. The Town can only collect enough municipal taxes to cover the portion of the annual operating budget that is not covered by grants or user fees.

  • Provincial Education Property Tax: Rate set by the Government of Alberta. The Town collects taxes on behalf of the Government of Alberta to help cover some of the costs to run kindergarten to Grade 12 (K-12) schools. The Town does not set or control provincial tax amounts; we just pass the money collected directly on to the Province.

  • Seniors' Housing Requisition: Rate set by Rocky Seniors' Housing Council. The Town collects funds on behalf of Rocky Seniors' Housing Council for seniors' housing in Westview Lodge. The Town does not set or control the requisition amount; we just pass the money collected directly on to Westview Lodge. Seniors' tax is collected on behalf of Westview Lodge. 


Payment Options

Town of Rocky Mountain House offers several payment options for property taxes:

Tax Instalment Payment Plan (TIPP): Sign-up before the payment due date to pay your total property tax amount in monthly instalments and avoid penalties. TIPP auto renews each year and it's free to join. For more information, please visit Tax Instalment Payment Plan.

Financial institution (online banking): Payments can be through your financial institution via online banking. Your Property Tax Roll Number is your account number. Payee names are not standardized across banks. Please verify the correct payee name with your financial institution prior to payment. Ensure adequate time for your payment to be processed and received prior to the due date to avoid penalties.

Ensure envelopes have been postmarked by Canada Post no later than the due date to avoid penalties.

In-person: Cash, cheque, bank draft or debit payments are accepted in-person at the Town Office (5116-50 Ave) during regular business hours (Monday to Friday, 8:30 a.m. to 4:30 p.m.).

Drop box: Cheque payments can also be placed in the 24-hour drop box, located at the Town Office (5116-50 Ave) front door. Ensure cheques are placed there no later than 4:30 p.m. on the due date to avoid penalties.
